Production Opportunity

A modular building system designed for repeatable production.
Configured as studio, 1-bedroom, or 2-bedroom units.

An immediate project (~10 units, 65 km from Khonburi) is ready to start,
but requires a local production point.

Lower logistics costs. Faster delivery. Better control.
A scalable model for expansion in central Thailand.

EXSAMPLE

THE PROBLEM

Current Limitation

No local production
Clients want to see where modules are made
Transporting from the north = high logistics cost

Demand exists, but structure is missing.

HOW IT WORKS

Central Module Concept

One core defines the use of space:

  • Alone → studio (sleeping / hotel type)
  • With extensions → kitchen, living, bedrooms

Function is not fixed. It adapts.

STRUCTURE

Built for Repeatability

  • Horizontal panel system → fast, controlled assembly
  • Vertical steel structure (window sections) → clean, strong openings

Compared to traditional vertical panel construction:

  • better alignment
  • better modular consistency

PRODUCTION MODEL

Controlled Production

  • Same build every time
  • No redesign between projects
  • Easy to repeat
  • Scalable

Not construction. Controlled production.

PROPOSAL

Korat Expansion

  • Establish a small production unit in Korat
  • Serve local demand directly
  • Start with existing project (~10 units)

Faster. Closer. More efficient.

ROLES

My Role

  • Setup
  • System
  • Implementation
  • Ongoing design development
  • System refinement

(Not involved in daily construction operations)

Your Role

  • Funding / setup support
  • Team and execution
  • Scaling the operation

CLOSING

This is not a request for help.
This is a proposal to expand operations.

Demand is already here.
The model is ready.
The missing piece is production in the right location.

Benefits

  • Save electricity budget of over 40%.

  • Flexibility. Off-site modules or flat-packed panels and are then brought to your site in, ready to build.

  • Sustainability. Offsite construction requires less heavy machinery and less energy.
  • Modular constructions are consistent quality and stronger builds.

  • Modular constructions are very cost-effective.

  • Reduced Site Disruption.

  • Eco-Friendly. Modular Construction = Building Green. Going green has long been the trendy thing. And for good reason.

Services

Design
Architectural layout, structural concept, and technical drawings.

House Package Supply
Full structural package delivered Ex-Factory.

Remote Support
Guidance and coordination during construction.

Scope of Delivery

Includes design, planning, material coordination, and factory-level quality control.

All deliveries are provided on an Ex-Factory (EXW) basis.

Transport, foundation work, and on-site construction are not included.

Construction is arranged directly between the client and local contractors.

All contractors must follow provided plans and technical specifications.

Remote support is available if required.

Process

  1. Initial discussion and requirements
  2. Design and planning
  3. Final price confirmation
  4. Production of house elements
  5. Delivery from factory
  6. Installation by local contractors

Why Modular Construction

Modular construction offers a more controlled and predictable way to build.

Instead of relying entirely on on-site work, key structural elements are produced in a factory environment. This improves consistency, reduces delays, and allows faster project completion.

  • Compared to traditional construction, modular systems provide:
  • Faster overall build time
  • More consistent quality through controlled production
  • Reduced on-site complexity
  • Flexible design and finishing options

While every project is different, modular construction allows better cost control and a more efficient building process from start to finish.
